Housing rents in the Netherlands rise by an average of 4.4%

Housing rents in the Netherlands rose by an average of 4.4% in July 2026 compared with July 2025. This was below the 4.9% increase in 2025 and 5.4% in 2024. Rents for social housing rose by 4.3%, while private-sector housing rents increased by 4.5%.

Excluding changes in tenancy, rents under existing contracts rose by an average of 3.8%; changes in tenancy added 0.6 percentage points to the overall figure. Among provinces, the largest increases were in Overijssel and Noord-Brabant, both at 4.6%. Among the four largest cities, Rotterdam had the highest increase at 4.7% and Amsterdam the lowest at 4.3%.
