Residential rents in Austria rose by 3.3% over the year

In the second quarter of 2026, the average residential rent in Austria including operating costs was €694.70 a month, or €10.50 per square metre. This was 0.4% higher than in the previous quarter and 3.3% higher than in the second quarter of 2025.

The overall increase was mainly driven by operating costs. Rent excluding those costs was unchanged from the previous quarter, averaging €520.80 per dwelling or €7.90 per square metre. Operating costs rose by 1.4% per square metre and reached €176.50 per dwelling, or €2.70 per square metre.

The data cover about 1.8 million primary rented dwellings. Private landlords rent out 45.2% of them. In privately rented buildings constructed before 1945, net rent was almost unchanged over the year at €8.50 per square metre. In newer privately rented buildings, it rose by 3.2% to €10.70.

Cooperative housing accounts for nearly 40% of the market, or 720,600 dwellings; net rent in this segment increased by 2.5% over the year to €6.50 per square metre. Municipal flats make up 15.2% of the rented stock, and their rent rose by 3.7% to €5.70 per square metre.
